What does a rental appraisal involve, and does it cost anything?
An appraisal is free and carries no obligation. We visit your property, assess its condition and features, compare it against recent rentals in the area, and give you a realistic weekly rent range along with any recommendations to maximise your return.
Can I switch to you from my current property manager?
Yes, and it's simpler than most owners expect. In most cases we handle the entire transfer for you, including notifying your current manager, collecting keys and records, and communicating with your tenants so the change is seamless.
How do you screen prospective tenants?
Every applicant is credit checked, reference checked and verified against their tenancy history. We shortlist only applicants we would place in our own properties, and the final decision always rests with you as the owner.
What happens if a tenant falls behind on rent?
Rent payments are monitored daily. Any missed payment is followed up immediately, and we operate a strict, legally compliant arrears process, including Tenancy Tribunal application if it ever becomes necessary. Owners are kept informed at every step.
Is my property Healthy Homes compliant, and can you help if it isn't?
We assess every property we take on against the Healthy Homes Standards (heating, insulation, ventilation, moisture and drainage, and draught stopping). If anything falls short, we arrange quotes from qualified trades and manage the work through to a compliance statement.
